Description: Description of complaint: yes the owner of this house alex guzman has his house divided up on one side he has a room and a bath with its own entrance and has a range hood over a mini fridge , microwave, and a one eyed burner there's no smoke alarm nor a fire extingusher in this small compacted space, then on the other end of the house he has 2 rooms and a bath with its own entrnce and in 1 of the rooms has a range hood a medium sized fridge a 2 eyed burner and a microwave neither of these rooms have a smoke alarm or a fire extingusher. and in the main part of the house he has a very compacted room with one of the doors blocked from being able to exit in case of a fire and in this tiny bedroom again there's a range hood a mini fridge and a microwave and a 1 eyed burner but again no smoke alarm or fire extingusher and in his kitchen theres no smoke alarm or fire extingusher. mr guzman and 3 other renters reside there in these spaces hes robbing these people charging 400.00 to 600.00 a month to rent each of these rooms. are you allowed to have these homemade kitchens in the bedrooms without safety precautions being in place? and i thought there was ordinances as to how many people you could rent to in a single family dwelling and also was under the asumption that when you had a housing facility inside a home that you had to have special improvements made for it to be handicapped accessible and to have separate heating and air conditioning units where each party can control the temperature and all these separate rooms have no access to the main kitchen they have to do their cooking in their bedroom and there's no proper sinks to wash the dirty dishes that seems that would be an issue for the health dept. but the main concerns are the unsafe living conditions no proper fire equipment and all the entrances and exits being blocked off and bedroom doors having padlocks on them and doors in the hallway being padlocked that seems to be a very unsafe housing facility. it seems to be a fire trap i went there to look at one of these rooms to rent and found it to very unclean there was an infestation of ants crawling along the base boards and near these mini fridges and microwaves and in the bathrooms there was spiders and water bugs. some of the neighbors have been complaining about all the people coming and going from from this address i now live at 8218 donaldson drive i am renting a room in this lady's house here she is very nice person. oh another health hazzard i notice which this may be inapproiate to say but the toilet in the main house where you have to share it with him and his partner has shit caked on the sides of the inside of the toilet bowl very nasty to have a potential female renter come into this bathroom and have to see that that was another turn off where i did not want to share a very tiny bath with 2 nasty grown men and me having to sit to use the bathroomon such a nasty toilet how disgusting to allow yourself to live like that and try to rent your house to a female in this condition seems that would be an issue for the health dept/ so actually with the 3 renters and mr. guzman and his livein partner there's a total of 5 people ling in this single family dwelling that was intended to be used as a single family dwelling not a boarding house i asked him for a a business license and proof of liability insurance since this house has a swimming pool his response was i can't afford the building code improvements to obtain a license nor can i afford liability insurance i thought when you had a boarding house you were supposed to be licensed and insured. well i hope your dept can get right on this matter because these guys lives are in great danger if there was a fire or they got hurt on his property or one of them had a fall by the swimming pool and drowned there would be no provisions in place to protect these boarders or their families. its ashame that there is cheap landlords in this type of business putting their boarders lives at risk and in great danger and this income is unreported income and this guy was on food stamps collecting all this rent and everything additional information:form submitted on: 3/24/2015 11:29:02 pm

Description: Sr6070 5/2/2015 11:42 am 2 small houses on property. 1st house is ~1200 sf - 4 men renting there, infested with bed bugs including furniture, base boards, etc. bathroom has hole in floor (it fell in) and hole in kitchen floor (also fell in), holes in wall, etc. water leak in kitchen with no repairs pending. men are mentally ill and unable to speak for themselves for fear of being displaced. conditions not at all livable. these men are being taken advantage of and would never ask landlord for repairs due to fear of being evicted. they would be better served and have safer living conditions if they were section 8. there is no licensing for this type of dwelling, no safety measures taken for these tenants. small house in back is ~1000 sf - woman with 7 children living there. not on public records, holes in the walls, environment not suitable for children. also infested. both properties would be considered tear-downs. owner has sole income from these vulnerable people. i know that's not a code violation issue, but the house is absolutely not in any shape for people to live in. no contact information given.
