Description: Description of complaint: i am renting a condo at grand reserve on humphrey. i reported a concern to my landlord, julio torres in 2011 about water spots that showed up in my living room next to a sliding glass door. he reported it to the hoa and they came out and painted over it. they only stated that the apartment upstairs had no water leaking from any plumbing fixtures, but rather, it was coming from the roof. they stated that when the apartments were constructed, there is an area around the chimney where when it rains, water comes in on the side of the chimney, down the wall of the apartment on the second floor and settles in the floor (which is my ceiling). again, after storm debbie blew through last spring, i was awakened to hear tapping in the living room. i looked and found water dripping from the ceiling into the back of my television. i took pictures and sent them by phone to my landlord to let him know that the ceiling would probably cave in due to water sitting in that one space. i moved all my furniture from underneath it. he and a rep from hoa came the next day. they cut a hole out approx 6 inches by 5 inches, give or take for the water to drain in a bucket. they left it there and have not been back since then. i was told by my landlord that the hoa was in a lawsuit with the contractors about fixing the problem and that 35 units were affected. the lawsuit was settled in november 2012. my landlord has stated that they keep telling them about fixing the hole and killing the mold, but they have not done anything. i have been living with this hole in the ceiling for almost a year now and no one has been in there to fix it. now, the mold and mildew smells are really getting bad, i have headaches and flu-like symptoms when i am home. i have to go into the bedroom and close the door so that i don't smell it. i cannot even have my grandchildren or others over due to the smell and the mold. apartment / lot number: 104 nearest major intersection: dale mabry hwy and: waters ave what road does the location run off?: humphrey name of subdivision / complex: grand reserve condominiums owner name (if known): julio torres complainant name: james e.redding phone: 813-650-6959 email me a confirmation copy of this complaint: yes for an email copy of input, please enter email here: [email protected]
