Description: Sr54731 4/22/20165:06 pmit is with both regret and concern that i seek your assistance. regret because i had contacted the owner last year about the condition of the property and specifically the single wide trailer located there. i was hoping to work together to get the abandoned trailer removed from the property and the property c itself cleaned up. unfortunately, to no avail as the conversation was not a positive or productive one. i have owned property in this neighborhood since 2000 and have seen many improvements in the last 16 years and more are underway. the trailer in question was rented out on numerous occasions over the last 16 years. it was last occupied approximately 4 or so years ago. since then it has remained vacant with the windows open. the trailer is a health and life safety concern. it is full of mold, a home to rates, breeding grounds for mosquitoes, and a fire hazard to surrounding homes. pursuant to chpt 61-2246 and later amended chpt 81-388, this structure would appear to meet the criteria of a dangerous structure. not too long ago the temporary power pole serving the trailer blew over and the live electrical wire fell to the ground. it stayed that way for a few days. i alerted the owner and teco. the electrical wire was later removed from the pole. in addition to the health and safety concerns the condition of this trailer and property in general adversely impacts the quality of the neighborhood and the value of the adjacent properties. recent owners, including myself, have made significant financial investments in improving the use of the land, increasing tax revenues and some have vacation rental businesses that generate sales and tourist tax dollars. the owner has had plenty of time and opportunity to address these issues, unfortunately, they chose to ignore the property's declining condition. i wish i did not have to file this complaint but believe i have a responsibility to those living in the neighborhood as well as the community as a whole. thank you.

Description: Sr54930 4/25/201612:10 pmarbors at carrollwood has not provided us as tenants with ample pest control. there has been a cockroach infestation in this unit from day 1 of moving into the apartment. neighboring tenants informed us that the unit had been vacant for quite some time prior to our occupancy. we have previously reported arbors at carrollwood for a code violation as the ceiling in the external building corridor had a gaping hole which had not been repaired for months and birds were flying in and out of it.there are many cockroaches and silverfish within the unit.we are not only terrified to go to sleep at night but also are awoken from our sleep with baby nymph roaches crawling on our bodies or go to take showers and find a roach the length of a thumb in the tub, open a cupboard and a roach jumps on our hands, and consistently have to scan the ceilings and corners of the unit for lurking roaches once the sun goes down. the worst part of it all is not only getting dressed and finding alive or dead roaches in our clothes and shoes but also, finding roach poop in our kitchen utensils, plates and tupperware.the property manager, kelly lynch offered us out of our lease via email.after accepting her offer which was not presented with additional clauses, she now wants an entire months rent before we leave.we are outraged. there has been serious negligence on the behalf of property maintenance. as tenants, we have been forced to live like this.the pest control has been useless and we are living in an expensive community as if we are in a third world country.also, there are pigeons/some species of birds living/nesting in the ceiling who are constantly heard throughout the day running, flapping their wings and even chirping/squawking. this issue was also addressed and we were advised that a specialist would resolve the issue.we have yet to see the birds removed.we also fear for their well being as we have seen eggs shells on the ground that we believe to have fallen from the roof
