Description: 8/31/11, received a complaint from homeowner at 12725 providence road regarding his next door neighbor's house. i was told the owner had moved to california, leaving the house as-is. i inspected the property and found it vacant. the swimming pool was half filled with dirty water, the rear yard had rubbish and household items, and there were piles of tree debris, creating rodent harborage. a check of the county tax assessors web site indicated the owner was john hanrahan. since there was no mail in the mailbox, i assumed his mail was being forwarded. a letter was sent on the same day to mr. hanrahan, outlining the violations, and requesting that he contact me to discuss them. 9/29/11, after having no contact with mr. hanrahan, and seeing no change in the property after a re-inspection, i sent a notice of violation to mr. hanrahan, again to the property address. 10/17/11, after having no contact with mr. hanrahan, and seeing no change in the condition of the property, a summons to appear was mailed to the property address. 10/26/11, mr. hanrahan left a voice message on my office telephone, informing me that the property had been foreclosed on by bank united of miami. a check of foreclosure notices in the daily report confirmed that bank united had filed foreclosure notices several weeks ago, and the property would be sold on the courthouse steps on november 1st. 12/6/11, sheriff's notice posted at front door of property. 2/8/12, second sheriff's notice posted at front door of property. 3/21/12, eviction performed, all personal items dumped outside, house secure, pool not filtered or covered. sent e-mail to property manager to cover pool. greg at kurzner group, atlantic realty, 678-869-9000. 4/23/12, personal property removed, pool filled with filtered water, property in compliance, case closed.
