Description: Retail feed and pet supplies, site plan, project is the construction and operation of a retail pet and feed supply store at the southwest corner of sr67 and letton street in ramona, that is zoned c36 and subject to b, c, d and d5 designators. the site currently consists of two legal parcels totaling 1.48 gross acres and 1.32 net acres. the owner/applicant currently operates an existing facility at sr 78 and sr 67 and will relocate that facility to the proposed location. the project will include retail (5,330 sq ft), warehouse (5,230 sq ft), office (2nd floor, 2,090 sq ft), and hay storage (5,076 sq ft) uses totally 17,726 sq ft. three structures are proposed - two adjacent hay storage buildings and a two-story office/retail/warehouse building that will have maximum height of 35 feet. the project proposes access from sr-67 on the north side of the site, letton street on the east side, and kelly avenue on the south side. project will leave all eight large eucalyptus trees in place along sr-67. the project proposes 71 parking spaces including 2 handicap and 1 loading space. earthwork quantities proposed consist of 1000 cubic yards excavation and 3500 cubic yards of fill, requiring 2500 cubic yards to be imported to the site. much of the site elevation would be raised, over three feet in some areas. a three-foot tall planter landscape retaining wall is proposed along the south end of the office/warehouse/retail structure and parking lot. the project will operate seven days per week, from 8am to 8pm weekdays and 8am to 6pm weekends. the facility will employ 12 people with 3-4 staff per shift, reports a 5-mile radius service area, and anticipates 255 adt.
