Description: The entrance to the clubhouse on the west side is a danger to residents entering that entrance. there used to be a ramp with handrails on each side to assist persons entering. management removed the ramp but left the handrails so people still have to navigate between the rails to reach the entrance. the first half of the walk area is sloped downward from left to right(is not level). then there is a step up and the person turns left to proceed towards the door between the wall and handrail. the door is heavy to hold open and try to step up at the same time. this community is an over 55 community and many of the residents are in their 70's, 80's and 90's. the ramp was not classified as handicapped entrance because the ramp and previously designated handicapped parking spaces were not legal. the automated door opener was moved to the front entrance after the front entrance was made into a legal handicapped entrance and the handicapped parking was placed out front on level ground. the ramp on the side was still used and was easier for the elderly to use when parking and entering from the west side. management, instead of fixing a board at the beginning of the ramp because it was chipped and raised causing a potential trip issue, decided to remove the entire ramp and left the unlevel walking space in its place. this creates a more dangerous area because of the unlevel area everyone using that entrance has to walk over. i want to know if this is a code violation and if anything can be done to force management to either level the area, place another ramp there, or remove the railings to access the door without having to walkm over the unlevel area.

Description: Description of complaint: background - the wall in the closet had a water burst in july of 2013. the wall was replaced, the room and carpet was fanned dry by august of 2013. the carpet was destroyed but only cleaned. in february of 2014, mold was spotted growing on the cleaning. the area was treated with a chemical spray june 17, 2014, a significant amount of mold was found on the wall and base board of the wall in the closet of the water burst. all items on the floor was covered in green colored mold, including ugg boots, 10 pair of shoes, duffle bags, bookbags and some clothing. the entire closet of clothes are damp and smell. 1. a call was made to the property. i was asked to email the manager, due to her absence. 2. acknowledged my email but no return phone call until i arrived at the property very irate. 3. acting manager told me to calm down and that it wasn't black mold so she didn't understand why i was so upset without physically looking at the mold or involving a mold specialist. 4. maintenance told my daughter to just wash her clothes and it should be ok. 5. the steps to resolve the mold, included not spraying with chemicals but cutting out the area, and checking or replacing the valve behind the wall. and then going from there. which i agreed to. 6. placement of my daughter to another unit could not be accomplished on june 17, due to a 24 hour notice to other tenants. i was told she could just remain in the apartment for the night. hotel accommodations was not an option was told to me on the phone. which i did not agree with. 7. replacement of the items that are destroyed was not an option also. i was told to seek reimbursement from my renters insurance. which i did not agree to. 8. the conversation ended with the property would try to relocated my daughter, a follow-up meeting is scheduled for friday, june 20th at 3:00pm and i would contact my attorney and health department on the matter. supporting file or photo: mold.zip submitter's contact preference: i wish to be contacted about this complaint. cheryl anderton 443-257-3472 email address: [email protected]
