Description: Registration renewal three periods-12/8/2013-9/8/2014 safeguard properties or any of its vendors will not physically alter a home, remove any hazardous materials or make any changes to the home or lot where permits would be required without first contacting the city for the proper permits. at the time of filing for a permit the contractors insurance and other required information will be provided before any work begins on the home. all contractors are licensed and insured. the licensing and insurance is managed and monitored by the property preservation vendor to make sure they have the proper coverage and there is an active policy. at initial secure/after taking possession: a. once the home is taken into possession (not after sale, after evictions, other legal obstacles, etc.) the home will have the locks re-keyed or changed altogether. b. the home will be evaluated for overall condition. specifically looking for structure/safety issues and other damages that may need to be reviewed for repair. c. based on the particular homes situation the home may be boarded and other measures may be taken to insure the home is safe and not dangerous to the local community. d. all debris items are bid and sent to the reo disposition group for review and approval. e. based on the personal property laws items above a certain value may have to go through an additional eviction before they can legally be removed. f. after the personal property (if needed) all personals, debris and hazards are removed. all contractors are required to obtain the proper permits or disposal receipts when disposing of personal, debris or hazardous items. grass cuts - are performed based on the season and grass growth for each home. the grass with be mowed/maintained at least every other week. there there is rapid growth the grass will be mowed/maintained weekly. follow up inspections - each home is inspected at least monthly by the property preservation company. this inspection required the contracto to enter the home to look for any new issues that nay need to be addressed. the listing realtor will periodically drive by or visit the home to identify and report any issues. pools/spas - all pools will be addressed as outlined by local ordinance. all access points/gates are secured and locked. holes in the fence or other potential access situations will be repaired or replaced. depending on the local water table pools will either be drained to 4 feetand tarped, completely drained or brought to an operation status and maintained by a local pool company. mosquitoes - all seenarios where there may be standing water whether in a pool, spa, pond, etc., the water will be treated at least monthly with a mosquito preventative. the preventative will be based on what is allowed by local ordinance. whether fish, dunks, shock, etc, it will be treated to prevent mosquitoes.
