Description: Description of complaint: how do i register a complaint against my landlord who has refused to make repairs to a rental house? i rented the property in june 2013 for a one year term. at the time of signing the lease agreement we both discussed the fact that the septic tank needs to pumped on a regular basis because the drain field needs to be replace . my landlord agreed to make the necessary repairs to the drain field as well as other repairs such as interior door frames falling apart and bedroom doors not working properly, the heater not working, plumbing in bathroom and kitchen not working properly. these are just few of the repairs that still, almost a year later need to be done. i provided a letter stating the repairs that need to be made to my landlord in august of 2013, to which he has not complied. at this time the septic tank needs to be pumped again, as it does about every 45 days. my landlord has stated that he refuses to pump the tank and will also be contacting the gas company to turn off the gas to the house. the gas is used to provide hot water via water heater as well as the stove, which we use for cooking. i cannot have the gas cut off as by law he is required to provide hot water, as well the fact that i have two (2) minor children living in the household. my landlord continues to threaten me and threaten to evict me for non-payment of rent, however, i make my rental payment direct to the mortgage company (wells fargo) and have all necessary receipts to prove so. he now tells me i have 24 hours to vacate the premises. until recently, and through my own research, i did not have any way to contact him other than a cell phone because he refused to provide a correct address after he moved from the location he was residing at when the lease was originally signed. i send any and all communication via text message to have everything in writing. this is why i make my rent payment directly to the bank, that and the fact that i do not trust him to make the mortgage payment if i pay him direct, as his mortgage was already behind when i took over residency, even though he stated he would make the mortgage current as well as the homeowners insurance and keep them current. he is now demanding i owe him $1600 for rent as well as $200 late fees. last month (1/24/14), i advised him that i was laid off in december but now working again and january rent would be late. i paid january rent on 1/28/14, then on 1/30/14 the landlord posted a 3 day eviction notice on my door, after rent was paid. i have all the proper documentation to show that i have not missed any rental payments and can therefore not be evicted for non-payment. however, now fear that i may come home one day and find all my belongings removed from the house. please help what can i do? attached is a copy of the repair letter that was sent to the landlord in august 2013, i also have pictures of the interior which needs repairs. please contact me asap regarding this matter. kim howard supporting file or photo: house repairs--chris.docx submitter's contact preference: i wish to be contacted about this complaint. kim howard 813-763-3292 email address: [email protected]

( they came and patched the outside roofing, but did nothing about the walls or inside ceiling damage.) i also re mentioned that my large burner was still not fixed on my stove that was reported in may of 2015 after occupancy occurred, and that the electrical sockets in the kitchen kept shorting out and causing the refrigerator to cut off and all other appliances. we switch our breaker at least every other day when cooking.
