Description: Your complaint has been forwarded to code enforcement for response. gloria d. hatfield, admn. specialist code compliance section bulding & construction services phone: 813 635-7313, fax 813 635-7368 e-mail: [email protected] -----original message----- from: shannon howard [mailto:[email protected]] sent: thursday, december 13, 2012 11:06 pm to: violation subject: code enforcement complaint hello! we want to lodge a complaint on the residence of 1021 peachwood drive, brandon, fl 33510 located in hillsborough county. we have been tenants there for the past six months. there are several concerns including black mold on the a/c air handler in the garage, structural damage to the sliding glass door & no working a/c or heating unit due to a recent lightning strike on 12/10/12 and others including but not limited to no hot water in the kitchen sink (it leaks when the hot water is turned on and they haven't fixed it despite numerous requests and the landlord has been aware of this problem since day 1), a tree that has been struck by lightning in the backyard that they have made no move to have inspected, a burnt phone/cable wire, problems in the wiring of the electrical in the second bathroom and one bedroom not working properly, etc, etc. . there is a leak in a seam in the dining room that was covered up with pain so that it would not look like a leak according to our structural engineer. we were instructed by the department of health to report the violations, especially due to the black mold and lack of hot water in the kitchen sink. we have a list of problems from a structural engineer that we had inspect the property following the lightning strike. if you'd like i can provide a copy of the structural engineer's report. if you have any questions you may e-mail or call me at 386-451-6343. due to many ongoing problems with the landlord, after the damage sustained following the lightning strike on 12/10/12 and being told that there is black mold in the house we will be vacating the premises by 12/31/12. we expect that the landlord's will try to rent the home again shortly thereafter. it is much appreciated. we just don't want to see another renter end up in this house and develop health problems as we have or have to deal with repairs not being completed or covered up. warm regards, ben & shannon howard

Description: Description of complaint: the entire front of the home from the east side to the front entrance door was torn down and moved out approx 6 feet without ;permits, or licensed professionals. all the work was done by the owners employees who have basic skills in buidling. note, all of the rafters in the attic were taken down and the entire room raised to a cathedral ceiling with multiple lights in the ceiling. the ceiling was completely redone and is now resting on the outer concrete walls with two support beams holding it up. the kitchen was moved 35 feet, with plumbing, electric and gas lines running under the floor. again, all was done by his employees with limited skills. also, an additional large fuse box was installed to support of the significant electric needs. two new complete bathrooms were put in. in the backyard the large screen room was torn down and a huge wooden structure put in its place. this structure is supported on one side by short four by four wood pieces resting directly on the roof. any wind and it will come down. the complete backyard was regraded, disrupting the normal proper flow of water run off. a 9 foot by 8 foot solid concrete fireplace was built close to the neighbors fence and directly under an oak. a 9 foot by 8 foot solld concrete ;pizza oven was also built. a large 25 foot solid concret bar, complete with all kinds of electric lines, running from the inside of the house under the ground close to the pool. the septic field is currently covered by much of these structures. a new garage door was installed withopermits. the air condiioner system was complete torn out. ductwork, electric lines everything. with a new outside co ndensor and air handler. on the east side of the home is an explosion and fire waiting to happen. along that wall, there is the air handler, next to it is a six foot large compressor that has a wire going through the outside wall into the home that goes off and on during the night. next to that and affixed to the outside wall is an electric tankless water heater with wires and lines that look like a child installed it. next to that there is a large propane tank with wires and lines that look like it was ia spriinkler system was installed in the front yard. they are now getting ready to install a large permeanent electric generator on the west side of the house. this work has been going on continiously for four yea lastly, aa 14 by 20 foot room estension was put on the rear of the home on the east side. complete with a full large bath, electric and new water lines. again, this was done without permits and by his employees who are not licensed, not professionas, or trade personnel. i can assure you when you take a look at the immediate danger that this property poses and the flagrant extent to which these people have no regard fpr the safety. note: you are probably familiar with the owner thomas martino. he and his father are mortgage brokers with hundreds of rentals. also, we happen to know that he has numerous violations against him for his business. this writer is acting on behalf of other home owners as well. submitter's contact preference: i wish to remain anonymous.

Description: I'm a tenant of 1505 spitz ct and i rent. all i need is for the plumbing to be fixed. it's always has been a little slow since the buildings are old, but it has been getting worse for about two months now. i've notified both the property manager, howard and also the plumber, andy. this is a two bedroom one bathroom apartment and there are three of us living here. my kitchen sink is draining very little or nothing at all of water, it's disgusting from the filth that has accumulated. i can't wash my dishes. also, the toilet keeps overflowing and i cannot use the bathroom at all because it will spill over. and the most disgusting thing is the shower/tub that also will not drain any water that has a rancid smell and black/brownish stuff coming from the drain. please, all i want is for my plumbing to be fixed. thank you, adelyda. description of complaint: i've currently been living at this location with my sister and her husband for almost two years. we pay our rent on time every month, we've never gotten any complaints, and we're clean tenants. for about four months, we've had a plumbing problem with our bathroom sink. we called numerous times and howard never returned our calls. in may, we had to renew our lease and told howard about the sink and how the water wouldn't go down the drain, and all he said was that it was our fault that the plumbing was that way because we've been living there. he gave us the number to the plumbers and we had to call them. just recently this month; they came to fix the sink, but it still does the same thing. now our kitchen sink is backed up, besides the bathroom and the toilet overflows & the bathtub is backed up also. yesterday 06/26/14 our bathtub was filled with feces, and sewer backup, the kitchen sink also had that sewer back up. we've called and left messages to the plumbers for the past three days and they still haven't came to fix it. i spent more then five hours waiting for them and they never showed up. this is an emergency matter and it's not safe to be home. we can't take a shower there, wash our dishes and use the bathroom. please contact me asap. submitter's contact preference: i wish to be contacted about this complaint. jannelle villanueva 813-562-1121 email address: [email protected]
