Description: The address in question 3515 pine cove ct., #102d. received message from citizen. i own this ground floor unit at lake azzure condos, tampa. my tenant had 4 episodes of sewage backups this year from main line into tub and toilet in this unit. february, may, early july and late july. lake azzure hoa (presidio realty) checked and said first two instances were caused by tenant flushing baby wipes down drain. last 2 incidents, however, there's no evidence that tenant caused the problem. on july 6, lake azzure hoa acknowledged that unit has a "belly system". to me that means a sag in the pipe where waste and debris collect, causing blockage. on august 1, 2014 i wrote to lake azzure hoa and requested that they repair the sewer line, as the unit is un-rentable until the line is repaired. so far, no committment by them to fix it, only to investigate. these sewer backups are causing unsanitary conditions. can code enforcement apply leverage to have the hoa correct the sewer backup? piping outside the unit walls is hoa responsibility. the unit is vacant now. if you want access to the inside, my property management company is bahia property management, and they have the key. contact doreen willis at 813-879-6802 at bahia for unit access.
