Description: Kathy and tim met with denny golden (surveyor) and melinda golden (daughter of betty barnhart - owner of this property) to discuss subdividing the 5.03 acre parcel. the property is improved with four dwellings that were built from 1968-1972. each dwelling has their own septic and well. the dwellings are currently rental units. they are all "stic" built homes. lot 1 will consist of 2.20 acres, lot 2, 1.2 acres, lot 3, .65 acres and lot 4 .65 acres. property was previously zoned conservation and is now zoned environmental conservation. this lot does not qualify for the exemption lots since it is under 6 acres. each lot requires a minimum of 1 acre (40,000 sq. ft.) so only lots 3 and 4 will require a lot area variance. all lots will require a density variance from 1 dwelling unit per 20 acres to 1 dwelling unit per whatever lot size is determined by the proposed subdivision plat. a variance will als be required if any lots are less than 100-ft in width at the mid-point. appeal will also require an appeal from the planning commission's denial of the subdivision due to the lots not having road frontage. grason lane is a private road. denny was going to get with dave barnhart and/or alice townes with the health dept to discuss any requirements they may have for the septic reserve areas on the newly created lots.
