I'm writing this review in an effort to warn others (Seniors in particular) about this contractor and the lot owner who hires Dryway to build spec homes on his various lots in Lehigh Acres, Fl. We are a couple in our late 70's who purchased a Spec home from them in Dec. 2020, and we have had nothing but problems with the house from day one. We downsized and this was to be our last home. What should have been a happy time in our life turned into a nightmare. We believe this contractor and lot owner took advantage of us due to our age.. In spite of numerous problems with the house both parties refused to fix anything and neither will accept responsibility for the short or long term warranty on our home. Tired of hearing from us, in March 2021 we received a text from Dryway advising they would no longer communicate with us/ We continue to notify them of problems but we are totally ignored. Due to our age we have been forced to hire outside contractors to fix the numerous problems and pay again from our own pockets. THE FOLLOWING IS AN ABBREVIATED LISTING OF THE PROBLEMS WE HAVE ENDURED WITH THE CONTRACTOR AND LOT OWNER;
1. Builder and lot owner refuse to tell us who is responsible for the warranty on our home.
2. Builder refused to provide us with a front door key or replace lock.
3. Refused to replace or repair a defective irrigation timer that was under full warranty.
4. The first time we attempted to use the AC we found there was no freon in the unit. The contractor did send someone over in the dark to add freon. but refused to come back and inspect unit for leaks.
5. Without our knowledge the Builder used cheap non-concrete paint on floors in the garage, front porch and lani. The first time we drove into the garage the paint peeled off on the tires leaving streaks everywhere. Builder refused to repaint or provide paint so we could do it ourselves.
6.After a couple months in the house the well water developed a terrible odor and finally became unusable. The contractor wouldn't even return our calls. We were forced to hire a water/well specialist to resolve a problem the builder created.
7. The dryer vent on the roof was plugged with construction debris causing the dryer not to heat. Contractor refused to go on roof and clear the vent.
8. A large section of of roof soffit came lose and fell out of the eaves. Once again the builder totally ignored us.
9. As we feared on July 18, 2021 the AC went out again for the 2nd time in 7 months. After the first outage we asked the contractor several times to come back and inspect the unit for leaks. They refused and ignored our requests. We were forced to hire an AC contractor on a Sunday to restore the air. Turns out the unit was froze up due to freon leaks in the system and the coil was totally shot. To make matters worse, the builder failed to register the unit or provide the necessary paperwork and we missed the time period which caused us to lose 5yrs of a 10yr warranty. There was gross builder negligence throughout this
house and they refused to fix anything.
This Contractor and lot owner continue to build spec homes in Lehigh Acres, Fl currently on Downer Ave. S. and Dudley Ave. S.
I WOULD HIGHLY RECOMMEND THAT ALL PROSPECTIVE HOME BUYERS
STEER CLEAR OF GENERAL CONTRACTOR, ROLANDO ECHEVERRIA AND SPEC HOME LOT OWNER, THEODORE VILLARREAL. THEY ARE BAD NEWS! THIS IS NOT A MONETARY ISSUE WITH US, WE JUST BELIEVE CONTRACTORS SHOULD HONOR THEIR CONTRACTS. WE WILL CONTINUE TO SPREAD THE WORD EVERY OPPORTUNITY WE GET.
