Description: Proposed six single family residences. this is the 2nd pre-applications. the first pre app occured on 2/11/02, ir02-111. actually, the revised proposal is for two duplexes behind a single family residence, for a total of 5 dwelling units, in compliance with the r2p zoning and rm (6-11du/ac) general plan land use designation for a 21,600-sq. ft. lot (.5 acre) in combination with the montgomery specific plan which allows a 20 percent density bonus in this area, and utilizing dwelling group provisions as shown on the site plan, which permitted use by right in the r-2 zone. as far as discretionary permits, there are no deviations from code standards, so an administrative design review permit (for proposals of 4 or less units) and an initial study (environmental assessment) is all that will be required.

Description: Proposed six single family residences. the proposed site plan will need to be altered to allow a 24-ft. access easement driveway for lots served by such to the rear in order to develop a dwelling group, permitted by right in the r2p zoning, where msp would allow up to 6 dwelling units, overriding the gp land use designation of rm (6 - 11 du/ac) which would only allow 4 units. if single family units as proposed, only four could be constructed since there needs to be a fire engine hammerhead turnaround that would obliterate the unit in the far rear, also 20-ft easement shown here not sufficient, underlying zone requires 15-ft. front setback (22-ft. in front of two-car garages, and only one-car garages shown here), 5/5 side and 20-ft. rear yards (not 15-ft. shown here). in addition, it may only work as duplex buildings behind the main existing single family unit. each duplex or single family home requires a two-car garage. the guest parking (six needed for five rear units proposed here) could be located where the hammerhead would have to go. a condo map would be required for for-sale units, otherwise rental units is the only option. drc approval for more than four total units on the lot, otherwise an adminstrative drc for four or less. the precise plan mechanism may be invoked for any deviations to these standards, but would require additional (pc and cc) actions for approval.
