Description: Construct 18,680 square foot bare shell warehouse building with site work and landscaping in conformance with variance ba05-037. building contains 8 suites (101+, 103+, 105, 106, 107, 108+, 110+ and 112) with cmu demising walls. cmu exterior walls and cmu bearing walls between 8 suites with a wood frame roof system. install one rooftop heat pump and capped roof curb for future heat pump in each suite, 5-ton (2,000 cfm, 665 lbs.) in 101+, 103+, 108+ and 110+ and 4-ton (1600 cfm, 560 lbs.) 105, 106, 107 and 112. install one capped roof curb in each suite for future evaporative cooler (max weight 300 lbs.). install 1-1/2 inch domestic water service with back flow protection, 3/4-inch landscape water service with back flow protection and six-inch sewer service. install 1,200a 120/208v 3 phase 4 wire ses with twelve meter sockets, with a 100a house panel with wire and conduit for house lights and power. -- applicant has elected to defer the following fire protection systems: fire sprinklers. installation of deferred submittal systems is not permitted until plans have been approved and issued. no certificate of occupancy, certificate of compliance, or building final will be granted until such systems are approved and pass final inspection. applicant is solely responsible for securing such permits in a timely fashion in accord with their construction schedule. contractor is required to obtain all of the required right-of-way permits.
