I would like to write an honest review of a property I purchased that was remodeled by a company called the Vertom Group LLC. This home is what you would call a flip. This is my very first home purchase and if I were to do it again I would have looked deeper into the work that was done. Purchasing a home for my family has been the biggest investment of my life.
Looking at the before and after pictures is pretty remarkable. There was a lot of work that needed to be done on the home. When I went into the home and did a walk through everything looked very nice. An inspection was done for the major things, but had I known what would have come up within weeks of purchasing the home I would have went through the house with a fine tooth comb. When you are viewing homes it is just that a view, glance but typically getting into the showers, getting on the roof to assess the swamp cooler parts and really seeing up close isn’t done until you actually spend time living there.
Issues-
Paint is very light coated in the interior that you can see the paint that was their prior. I had mentioned this but paint color and paint was never provided to me
Every single interior door needing the top to be trimmed to allow for swelling and contraction. This made it difficult and sometimes impossible to shut some of the doors.
The front door had no threshold leaving a draft and gap. The strike plate for the dead bolt did not line up and it was a sagging door that was put in with 1” screws that couldn’t hold the door up. There were 6 places that were missing screws completely.
The doors that were placed on the entrance ways to the side of house from garage and into the house from garage were both doors did not fit the opening (gaps all the way around the door including the bottom) resulting in having to be replaced completely. Strike plates did not match up on both these doors and one had a two inch gap from the ground up.
The bathroom that was completely re-done has tile in the shower that was not finished. They did not finish grouting and did not seal the entire shower. I had to pay someone to come in and finish the job.
The yard appeared nice from afar. When raking the backyard there were many roofing nails and old roofing that was not cleaned up. The previous owners had landscaping around the trees that included river rocks and concrete borders; however, this was all covered up with plastic and woodchips. There were three plastic weed barriers that were laid down and dirt thrown on top with all four sides of the barrier visible by 8 inches.
A new swamp cooler was put in with a pump that was not working within two months of use.
A new back walk gate had a latch that wasn’t lined up and able to be properly closed.
All of the unseen poor workmanship has resulted in thousands of dollars in repair. A home is an investment and I was not expecting in the 4 short months I’ve been living there to incur financial burdens because of remodel work that was not done properly. I am hoping that this review will be helpful when considering a Vertom home for things to look into hopefully to resolve prior to purchase. Also, I hope that it will be helpful to the Vertom Group in supervising their employee’s workmanship.
